Construction Programme :
We are currently using a four months building programme, so assuming that construction on the allotment site you have chosen is straight forward, the garden plot handover will be between 3 and 4 months from time of reservation.
Rather like building a new house, the company cannot guarantee specific dates until we actually write to you stating that the garden plot is nearly complete, this should be at the end of month three, or four weeks before the construction of your garden plot is complete.
To reserve a garden plot for purchase :
Having received confirmation from us, please complete the Purchase Application Form and send it together with a cheque payable to Lifestyle Garden Allotments Limited for £750.00. This is a non refundable deposit, the balance of 50% of the total price is then payable within 4 weeks of reservation, with the final amount being paid on handover of the garden plot.
The purchase of a garden allotment plot is exempt from VAT.
In addition to the purchase price, there is a one off charge of £175.00 plus vat, to cover legal costs in setting up your lease, plus a charge of £50.00 for registering the title with Land Registry. There is an annual Ground Rent, currently of £35.00 (Silver Plots) and £55.00 (Gold Plots) payable to Lifestyle Garden Allotments Limited.
There is an estimated annual Maintenance Charge levied on all owners by the Management Company of between £75.00 and £450.00 pa to maintain the communal areas and facilities on Silver and Gold allotment sites. This will vary year to year depending on actual running costs. The higher estimate refers to Gold Allotment Sites.
The Management Company is operated by a committee made up of garden plot owners and tenants.
To reserve a garden plot for rental :
Having received confirmation from us, please complete the Rental Application Form and send it together with a cheque payable to Lifestyle Garden Allotments Limited for £750.00. This is a non refundable deposit, should you decide not to proceed with the tenancy. There is an administration fee of £45.00 plus vat, payable on handover.
Rent is payable quarterly in advance by standing order commencing on the day of the handover. At the end of the tenancy, the garden plot is to be re-instated to its original condition, only accepting an allowance for Fair Wear & Tear on the tool shed and greenhouse, where applicable.
The £750.00 deposit paid initially, will be refunded at the end of the tenancy, less any dilapidation charges levied for the re-instatement of the garden plot, whether such compliance work is carried out during or at the end of the tenancy.
Tenancies are initially for three years. The tenant also has the option to extend the tenancy for a further period, at market rental, with all the remaining terms being unchanged. The tenant can be released before the initial 3 years have expired, as long as we can find a replacement tenant or a purchaser for the garden plot in question.
Also at renewal, the tenant has a “Right to Buy” the garden plot that is being rented, or choose another available garden plot, should the tenant wish to move elsewhere on the allotment site, where a 15% discount, based on the current market price, will be allowed.

Safeguarding your investment :
To ensure that you have the correct legal ownership of your chosen garden plot, each allotment site will have a non profit making Management Company Limited by Shares. All owners will be granted shares in that Management Company and in turn the Management Company will issue 99 year leases to all owners.
Tenants who are renting garden plots, will of course not be entitled to shares in the Management Company, but under the terms of their tenancy, will have to abide by all the restrictions and obligations, in the same way as owners do.
The Purchase Contracts and Rental Agreements contain comprehensive Lease & Management Company Restrictions which all garden plot owners and tenants must abide by. A copy is available on request, and forms part of the legal documentation.
Raising finance for the purchase of your garden plot (Options):
a) Use your existing home as security for a further advance, this is the most economic and popular way of raising funds for the acquisition of your investment. Speak to your financial advisor for a quote, this will be lower than the example shown below.
b) Borrowing from a reputable lending source, such as a bank or building society, on an unsecured basis. You will need 30% deposit and you can borrow up to £25,000. We would suggest repayment over 10-15 years, which at current rates (06/2010) would be around £108.39 per month over 10 years, based on a purchase price of £12,000 a deposit of £3,600.00 and a loan of £8,400.
Selling of Silver and Gold Garden Plots :
Lifestyle Garden Allotments Limited offer a Resale Service to clients, where the company will market your garden plot on our website and in the local media, in an attempt to secure you a purchaser at the best price. Our fees for this service, should we be successful, are 12.5% of the sale price, plus VAT payable on completion of the sale. There is no listing fee payable.
We reserve the right to alter any specifications, suppliers and contractors without notice, prior to a Rental Agreement or Purchase Contract being signed.
